Brief & Specifications

Using our extensive construction knowledge and expertise, we are able to work closely with our clients to develop their specific briefs and detailed specifications, providing assistance from a technical perspective. We offer support by providing an integrated approach covering each stage of the project.

Our approach is to understand and identify any client needs. We carefully plan and formulate our construction methodology to the specific construction project. The importance of agreeing a clear and firm set of client requirements and producing a defined brief from the outset is fundamental to the ultimate success of a project with the minimisation of unexpected variations; this provides a high degree of cost certainty which is often key to the funding of developments

Design

Our experience in the construction of design and build projects has been enhanced through working closely with our clients, their consultant teams and our key supply chain partners as a cohesive team. Although client requirements may vary from project to project, our collective knowledge of design and innovative construction techniques, allows us to provide viable cost effective solutions.

With an in-house design management capability, we are able to add value by engaging with our specialist subcontractors and suppliers to provide relevant and practical advice on project buildability, as shared experiences and lessons learned on previous projects can be invaluable. We can also offer the potential of value engineering to ease budget or programme pressure.

We have found that early contractor and supply chain involvement is crucial to the successful outcome of any project and by highlighting critical paths and addressing long-lead time elements early enough, they can be accommodated within project programmes to ensure completion on time.

Costs

Metnor Construction has successfully delivered projects ranging from £1m to £50m and we are familiar with all forms of construction contracts and procurement routes. We are committed to provide our clients with the best value for money which includes lifetime costing along with a determination to deliver projects within budget and programme and with a “right first time” attitude to quality.

Many of our projects have been secured under two specific routes: fixed cost JCT type or open book Framework/Partnering agreements.

The fixed cost route involves the client team providing us with an agreed design and specification to price at the outset in a tender process. Our fixed costs or budgets are submitted at a pre-agreed timescale, normally in the form of a price summary, a set of Contractors Proposals and a comprehensive cost or budget breakdown.

The open book route allows us to provide value engineered solutions as part of the design process, allowing a “leaner programme”.  A budget is set at the outset, monitored by regular audit on an open book basis.  Any potential savings made are discussed and can be shared between all parties as an incentive to achieve the desired budget.
